In3 — originally “Integrated Investments International” and now (taking a hint from IBM) just called In3 [Capital Group LLC] — serves business owners, project developers, asset owners and investors in both the US and overseas, and has been in operation since 1996.
Simply put: we reduce the cost, time, risk and uncertainty of project/business development. We are a leading source and arranger of project financing with global reach.
With more than 25 years of experience advising on project finance and impact investing, our team has gained expertise across multiple sectors including infrastructure, clean power and renewable resource recover, waste-to-value, water, transportation, carbon capture & sequestration using biogenic materials, and regenerative commercial real estate. When needed, we can advise clients at any stage of project development, from initial idea and feasibilty to business planning to funding, completion, commissioning, and even Operations & Maintenance contracting.
We provide streamlined access to middle market project funding, tailored to client needs. We currently fill the gap in the continuum of project funding for new construction to assist both experienced and aspiring developers with completion of their project assets to generate liquidity and obtain the benefits of scaled social and/or environmental impacts. Our Completion Assurance Program™ (CAP) addresses this void for capital as a true JV partner, but we do not require control, or take a management position, or majority equity. No need for shovel-readiness (any stage beyond just an idea is fine), and our lower-than-average APR “mezzanine” loans do not take a lien against operating assets. Instead, we offer up to 100% financing at advantageous terms for investments above $25 million in these industry sectors.
In addition, we collaborate with a limited number of lenders offering non-recourse, full leverage funding to support global projects, except for the few countries under international sanctions. Lenders tend to have strict funding policies and requirements that you must meet and are either Private or Single or Multi-Family Offices. More

First, we would conduct a brief intake interview to ensure there’s a fit. Then, if our services are needed, fees are determined by the scope of the work and the time commitment required. We offer a sliding scale schedule for early stage start-ups and short-term coaching or advisory, which can be arranged via hourly, daily or customized packages based on timing and scope:
